We operate a ‘fixed’ pricing scheme for a straight forward sweep or any other maintenance or cleaning job. We rely on you to tell us what we are sweeping – the price will be quoted to you based on that information. If you have failed to tell us in advance of any problems, or that it is, for example a fireplace that is larger than normal or a house bigger than what we consider as standard , we reserve the right to ‘re-quote’ on arrival. You can decline to use the service at that point, although a site visit charge will apply. If we encounter a problem (this might for example, be a blockage or a problem flue, or a very neglected non-regularly swept flue). The sweep will advise you if there are any extra charges to be made. If you decide you do not want the sweep to continue with the job, we reserve the right to make a charge to cover our costs, including a contribution towards work already undertaken.

RESCHEDULING YOUR SERVICE, ARRIVAL TIMES & REFUSAL POLICE
In order to follow the Constructions Safety Guidelines, Manual Handling best practices, in order to protect the safety of your family and our team members when the weather is not suitable to carry out your service you will be contacted via e-mail, text message or phone with the necessary information related to the reschedule or cancellation of your booking.
Due to traffic conditions we can arrive 30 minutes before or after of your booking schedules time slot, we definitely will try our best to let you know in advance if we face any delays on the road.
MIB Ireland reserves the right to refuse services and/or to cancel bookings outside of our coverage area, properties with no parking, high risk weather conditions and for general safety reasons .
NESTS, BLOCKAGES & SOOT DISPOSAL
Due to Health and Safety reasons; Outdoor Services will be provided based upon safe weather conditions.
Soot is a cancer-causing substance containing acids, as well as chemicals, metals, soils and dust therefore under regulations is deemed a chemical hazard. Substances deemed a chemical hazard are to be transported via a specialised service only. MIB is not regulated to carry such substances therefore the soot is placed securely in the property owner’s black bin for safe disposal.

RETURN POLICY:
Before lighting a fire, a CO2 alarm must be installed and operational. Open fires or stoves may only be used in rooms with adequate ventilation, a carbon monoxide alarm, and full compliance with the 2017 building regulations and all safety regulations in Ireland.
To ensure safety, gently warm the flue by burning small fire logs for at least two hours. During this period, no one should be sleeping as this step is critical for detecting any potential chimney issues. If a return is requested and it is determined that the client did not follow our instructions specifically, a service fee will apply.
A service fee will also apply if the client does not comply with safety regulations, such as burning prohibited materials (e.g., wrapping paper, plastic) or lacking essential chimney components, such as a bird guard or chimney cap. Men in Black Property Maintenance will not be liable for bird nest buildup after our visit.
In these cases, the service fee will remain applicable. Men in Black Property Maintenance accepts no legal responsibility if your home does not meet the required safety regulations.
POTENTIAL ISSUES CHIMNEY SWEEP
While great care is taken to prevent damage to your property, the sweep cannot be held responsible for badly maintained or deteriorating pots, cowls, chimney stacks, fireplaces, stoves, stove fire bricks or any other part of your chimney. Material information should be disclosed, such as age and type of covering, and any known problems. We will do our utmost to advise you best and take precautions to prevent damage, however, in some instances we may recommend remedial work prior to sweeping or ask you to sign a disclaimer to allow us to continue. Please do not be offended, we would rather you knew in advance.
Cowls and some chimney pots have a limited lifespan as they have been in situ for many years, and/or may not have been fitted correctly or poor-quality products have been used. Without confirming the security of these from the ground, we cannot accept any responsibility for these coming loose, breaking, falling off or any damage they may cause to roofing and anything below as they fall.
MIB are certified chimney sweeps; therefore, are legally required to pass our system rods directly through the entire chimney flue and exit the chimney pot. If a cowl is present, we always take great care when entering these.
If your chimney/flue has not been annually swept as per the Irish Fire Brigade and Dublin City Council recommendation for burning solid fuels; the sweep price shall increase as it is no longer deemed a standard chimney sweep. If we must clear register plates from debris prior to beginning a sweep, additional fees will apply for time onsite.
In order to provide an accurate quote please supply as much information as possible during the booking phase prior to our arrival.
We aim to sweep all types of appliances that burn solid fuel, wood, oil or gas, in residential or commercial premises. We do encounter some problems with wood-burning stoves (and sometimes other installations) that have been fitted without provision for sweeping. Worse, some are not ‘legal’ installations and are just plain dangerous. We will do our best to sweep, but sometimes we will be unable to undertake the job, leaving you with the best advice we can offer to rectify the problem.
Steel-lined flues are not indestructible. We use the most advanced method of power sweeping and intensive training in its use. For stainless steel, flexible and rigid flue systems; we will use a specific head and rods to undertake the power sweep.
When you make the decision of having your chimney power swept, you must be aware that if the chimney has not been well maintained or had a large amount of soot, creosote or tar removed from it you must expect a small amount of soot to fall down during the first week after the sweep. This happens due to negative pressure in the flue which will blow down any bits of soot that got stuck between the flue blocks; this is completely normal and will stop within a week. After the polishing process, it is normal to experience a small amount of soot falling down from the chimney. This happens due to the low temperature of the chimney after the polishing process, and for this reason, soot can’t get stuck to it so easily on the first 3 fires, but it will go away once the system is warmed up and the flue creates a thin layer of soot.
All our sweeps are registered under the Data Protection Act 1998. We will not sell your data and only make contact once an agreement has been sought to do so.

We reserve the right to reeschedule bookings on hot or rainny days for window cleaning once it affects on the quality and safety of the service.
Extra fee can be charged for for properties with no external water souce.
We do not provide Window cleaning services for apartment blocks.

All orders are subject to a €65 minimum call-out charge
All quotations are given by the Company following a request by the Client and shall remain open to acceptance for a period of 30 days from their date. The Company reserves the right to amend the initial quotation should the Client’s original requirements change or upon inspection of the property by us.
We use national average room sizes when calculating the price over the telephone. The value will be calculated based on the total size of the room. For bedrooms bigger than 18 square meters and living rooms bigger than 38 square meters the price will increase.
Charges such as congestion, ultra-low emission, and parking will be added to the Client’s invoice unless a different agreement is made.
If the Client has a dog, cat, or other hairy animal hair slowing down the cleaning process, an additional 30% extra charge will be added to the service price.
To ensure thorough cleaning, access to areas currently being cleaned is strictly prohibited.
Access
The Client is responsible for providing access to their property at the scheduled time. If keys are provided they must open and close all locks without any special efforts or skills.
Liability
The Company shall not be liable for the shrinkage of carpets as a result of natural fibre carpets being wet cleaned. The company shall ensure that the Client is verbally informed of this and a written confirmation prior to proceeding with the service will be required; any issues arising subsequently shall be the sole responsibility of the Client.
The Company shall not be liable for the shrinkage of carpets as a result of poor fitting.
The Company shall not be liable for carpets expanding or ripples forming during and/or after the cleaning when this is as a result of factors such as fibre content, wear and tear, weak backing and/or poor fitting.
The Company shall not be responsible for a poor result in cleaning where this is a result of considerable wear and tear and/or staining to the carpet fibres prior to the service being carried out.
The Company shall not be liable for any odours arising during and/or after cleaning when this is due to factors such as, lack of ventilation, and/or appropriate heating.
The Company shall not be responsible for damage due to faulty and/or improper installation of any item.
Any attempt to commit insurance fraud or any use of false information to commit any type of fraud will be prosecuted to the fullest extent of the law together by the Company and the Insurance Provider(s). Monetary compensation, as well as legal fees, may.
Both parties shall ensure that their respective responsibilities under this agreement are undertaken in compliance with all statutory regulations and codes of conduct./p
We are not liable for any damages caused by faulty products/equipment provided by the customer.
The Company is not liable for any wear or discolouration of fabric that becomes more notable once dirt is removed.
We shall not be responsible for any damage caused as a result of the Client placing furniture on a carpet which has not completely dried.
We are not responsible for any existing damage to Clients property in the form of old stains/burns/ spillages etc. which cannot be cleaned/removed completely by the cleaning operative using the industry standard cleaning methods.
